Our inspections

An inspection for every situation.

Pre-purchase

You found the house. Before you sign, know its real condition — and avoid costly surprises after closing.

  • Book right after your offer is accepted
  • Major defects and safety issues identified
  • Useful to negotiate the price or repairs

Pre-sale

Selling? Know your property's condition before buyers do — and put it on the market with confidence.

  • Fewer surprises during negotiations
  • Time to fix issues before listing
  • Reassures buyers and brokers

Pre-delivery

Buying new from a builder? Before you take the keys, we list the deficiencies so they can be corrected by the builder.

  • Before or during the builder's pre-delivery walkthrough
  • Every deficiency listed with a photo
  • An inspector who knows how houses are built

Preventive

Already own your home? Find problems while they're still small and plan your maintenance.

  • Ideal for homes 10+ years old
  • Clear list of what to fix now, soon or later
  • Protects your investment long-term

Roof

Roof covering, flashing, chimney, gutters and downspouts.

Exterior

Siding, balconies, stairs, grading and drainage around the house.

Windows & doors

Condition, seals, operation and water infiltration.

Attic & insulation

Insulation, ventilation, roof deck and signs of condensation.

Plumbing

Supply and drain piping, fixtures, water heater, and main drain by camera.

Electrical

Panel, wiring, outlets and protection, checked with testers.

Heating & ventilation

Heating system, air exchanger, ventilation and exhaust fans.

Basement & moisture

Water infiltration, humidity and mould signs, checked with a moisture meter and thermal camera.

Interior

Floors, walls, ceilings, stairs and levels measured with a laser.

Our equipment

Tools included in every inspection.

No hidden extras — the equipment below is part of the inspection.

Electrical testers

Outlets, grounding and protection checked with testers — not just by looking.

Drain camera

We look inside the main drain to spot cracks, blockages or roots — one of the most expensive surprises in older homes.

Laser level

Floors and openings measured to detect slopes, settling and structural movement.

Thermal camera

Reveals what the eye can't see: hidden moisture, missing insulation, air leaks and overheating electrical components.

Moisture meter

Confirms suspected water in walls, floors and basements — so a stain becomes a measured fact, not a guess.

DroneComing soon

Aerial photos of roofs that can't be walked on safely, aerial photos and video of the property for sellers and brokers, and construction progress photos.

Questions

Frequently asked questions.

How much does an inspection cost?

The price depends on the type of property (condo, house, plex), its size and its age. Call us or fill out the form and we'll give you a price quickly.

When should I book a pre-purchase inspection?

As soon as your offer is accepted. Your promise to purchase gives you a limited time to have the property inspected, so book early — we're available 7 days a week.

Can I attend the inspection?

Yes, and we recommend it. You'll see the issues with your own eyes and can ask all your questions on site.

When will I receive the report?

Within 48 hours after the inspection, by email, with photos and issues ranked by priority.

Is the drain camera included?

Yes. Our electrical testers, drain camera and laser level are part of the inspection — no extra fees for this equipment.

Does the inspection guarantee there are no hidden defects?

No. A building inspection is a visual, non-destructive examination of the accessible parts of the property at the time of the visit. We don't open walls or move furniture, so some defects can remain hidden. The inspection greatly reduces your risk, but it is not a warranty.

Will you offer to do the repairs after the inspection?

No. To stay impartial, we never offer to perform the corrective work recommended in an inspection report we produced for that building, and we have no interest in the transaction. Our job is to inform you, not to sell you work.

Do you give repair cost estimates?

No. An inspector doesn't estimate repair costs. For every issue, the report tells you which type of specialist to consult (roofer, master electrician, plumber, foundation specialist, engineer…) so you can get quotes before you decide.

What is a pre-delivery inspection?

When you buy a new home from a builder, there is an inspection before you take possession. We come with you (or before) to spot deficiencies, so they are noted in writing and can be corrected by the builder.

Do you inspect condos and plexes?

Yes — condos, single-family homes, duplexes, triplexes and larger plexes.

Which areas do you serve?

Everywhere in Québec. We travel to every region — the Laurentides, Laval, Montréal, Lanaudière, the Outaouais and beyond.
