Pre-purchase, pre-sale, pre-delivery and preventive inspections with construction experience behind every finding.
You found the house. Before you sign, know its real condition — and avoid costly surprises after closing.
Selling? Know your property's condition before buyers do — and put it on the market with confidence.
Buying new from a builder? Before you take the keys, we list the deficiencies so they can be corrected by the builder.
Already own your home? Find problems while they're still small and plan your maintenance.

Condos, single-family homes, duplexes, triplexes and plexes.

Siding, balconies, stairs, grading and drainage around the house.
Condition, seals, operation and water infiltration.
Insulation, ventilation, roof deck and signs of condensation.
Supply and drain piping, fixtures, water heater, and main drain by camera.
Panel, wiring, outlets and protection, checked with testers.
Heating system, air exchanger, ventilation and exhaust fans.
Water infiltration, humidity and mould signs, checked with a moisture meter and thermal camera.
Floors, walls, ceilings, stairs and levels measured with a laser.
No hidden extras — the equipment below is part of the inspection.
Outlets, grounding and protection checked with testers — not just by looking.
We look inside the main drain to spot cracks, blockages or roots — one of the most expensive surprises in older homes.
Floors and openings measured to detect slopes, settling and structural movement.
Reveals what the eye can't see: hidden moisture, missing insulation, air leaks and overheating electrical components.
Confirms suspected water in walls, floors and basements — so a stain becomes a measured fact, not a guess.
Aerial photos of roofs that can't be walked on safely, aerial photos and video of the property for sellers and brokers, and construction progress photos.
Here's what your report looks like inside — for every inspection, every property.
Photos of the building, type of property, date, and a short summary of its general condition.
Structure, roof, exterior, electrical, plumbing, heating, heat pump, windows and doors, interior, insulation and garage.
Every issue is photographed and pointed out, so you see exactly where it is.
Each issue explained in plain words, ranked urgent, soon or maintenance — with the type of specialist to consult.
Illustration only. Your real report includes the photos of your own property. Client reports are confidential and never published.
Years of hands-on renovation work mean we know what's behind the walls — and what a defect really means.
Thermal camera, drain camera, moisture meter, laser level and electrical testers are part of every inspection — never billed as extras.

Every ART inspection follows the same method, so you always know what to expect.
A top-to-bottom visual inspection with thermal camera, drain camera, moisture meter, laser level and electrical testers.
We walk you through the main findings before we leave. Then your report arrives with photos and every issue ranked: urgent, soon, maintenance.
For every issue, the report tells you which type of specialist to consult, so you know exactly who to call before you sign or negotiate.
We have years of hands-on experience in renovation and construction work. When we inspect a home, we know what to look for behind the walls — and we explain everything to you in plain words.

Yes. Our electrical testers, drain camera and laser level are part of the inspection — no extra fees for this equipment.
No. A building inspection is a visual, non-destructive examination of the accessible parts of the property at the time of the visit. We don't open walls or move furniture, so some defects can remain hidden. The inspection greatly reduces your risk, but it is not a warranty.
No. To stay impartial, we never offer to perform the corrective work recommended in an inspection report we produced for that building, and we have no interest in the transaction. Our job is to inform you, not to sell you work.
No. An inspector doesn't estimate repair costs. For every issue, the report tells you which type of specialist to consult (roofer, master electrician, plumber, foundation specialist, engineer…) so you can get quotes before you decide.
When you buy a new home from a builder, there is an inspection before you take possession. We come with you (or before) to spot deficiencies, so they are noted in writing and can be corrected by the builder.
